Prospective Residents
You must be a student enrolled with Macon & Joan Brock Virginia Health Sciences at 91Ãâ·Ñ°æ, or you must be a doctor in the residency program.
Rent is due on the first of each month and is considered late after the 5th of the month. If rent is paid after the 5th of the month, you will be assessed a late fee (see your lease for amount). If rent continues to remain unpaid, legal procedures up to and including eviction will be taken. Additional legal fees and expenses incurred will be added to the balance due.
There is a parking lot on our property that is for Medical Campus Apartments residents. You will need to present a copy of your vehicle registration to the Campus Housing Manager to obtain a parking pass.
We do have some furnished apartments available on a first come, first serve basis. Those apartments rent for an additional $100 per month. If you are interested in renting a furnished unit, please alert the Housing Manager as soon as possible.
Water, sewage and sanitation are included in your rent. The tenant is responsible for electric and must have that service turned on in their name at least 2 days prior to moving into their apartment. Having cable and internet are optional services, but would be the responsibility of the tenant.
Contact Dominion Energy at 888-667-3000 and have it put in the name of one of the lease holders.
Utilities vary based upon such things as number of occupants, personal usage habits, the setting on the thermostat and the outside temperature. Cost varies with the season, but for most tenants, the average is $80 per month.
All apartments have been wired for both cable and internet. You would need to open an account with a service provider of your choice in the name of one of the lease holders. Please note: Antennas or satellite dishes will not be installed on the apartment building or placed outside your apartment on the property.
Renters insurance, in the amount of at least $5,000 in personal property coverage, is required for each tenant and occupant over the age of 18 residing at Medical Campus Apartments. Proof of renter’s insurance coverage must be provided to the Housing Manager prior to signing a new lease or renewal of your current lease.
We do not disperse mailbox keys here at the office. The Debree post office located at 417 W 20th St, Norfolk, VA 23517 can assist you with obtaining a mailbox key, having your mail held or completing a change of address form when moving out. You will need to provide your lease, $17 and proper ID to obtain a mailbox key.
No, you cannot smoke in your apartment or anywhere on the housing property. Medical Campus Apartments is part of the Tobacco Free Campus that prohibits tobacco use anywhere in the Eastern Virginia Medical Center. The policy, effective January 1, 2009, is a cooperative venture with Sentara Norfolk General Hospital and Children’s Hospital of The King’s Daughters.
EVMS Campus Police and Public Safety provide security services to EVMS Campus Housing and all other EVMS buildings within the medical center complex. In addition to routinely patrolling Campus Housing, they monitor our parking lot via surveillance cameras 24/7. Upon request, they will escort EVMS students/residents to and from EVMS buildings and parking lots 24/7. If you are interested in sharing a two-bedroom apartment, please check the roommate box on your application or contact the Campus Housing Manager. We will put you in touch with other prospective tenants who are looking for roommates.

Tenants who need assistance animals should contact the Campus Housing Manager as soon as possible.Therapy or emotional support animals necessary for an individuals' disability under Section 504 of the Fair Housing Act or relevant provisions of the Americans With Disabilities Act, and approved in advance by campus housing are not considered pets
Current Residents
The following are considered Maintenance Emergencies:
- A water leak or broken pipe that will cause damage to the apartment
- A sewer back up
- A stopped up commode if it is the only one in the apartment
- No heat and the outside temperature is expected to fall below 55 degrees
- No air conditioning and the outside temperature is expected to reach above 80 degrees
- Refrigerator is not working
- The pipes are frozen
- Doors, locks or windows are broken compromising the security of the dwelling
- Any fire at all
- Any incident involving emergency vehicles/personnel

Log in to your resident online portal and click submit work order. A maintenance technician will respond to your request within 24 hours. Please remember, if it is a weekend and this issue is not an emergency, your work order will be addressed the following business day.
First make sure that the vent in your room is open and not blocked by furniture and that your main furnace/air conditioning filter has been changed. If this is not the problem, you may need to open bedroom door a few inches to allow the air to circulate. You may also want to partially close the vents in areas that seem overly warm or are not routinely used. If these do not work please submit a work order in your tenant portal.
Set thermostat between 72 and 74 degrees. Take shorter showers. Don’t run your stove longer then needed and use timers. Turn off unused lights.
You are responsible to replace lightbulbs in your apartment, unless it is a fluorescent or specialty bulb.
Attempt to plunge your toilet yourself. If that does not work, then submit a work order online. Please remember, before placing a work order, you must attempt to plunge the toilet first.
No air conditioning is considered an inconvenience, not an emergency. The campus housing manager will take into consideration the temperatures with high humidity and readings in the upper 80’s and above. For repairs that do not fall under this exception, a service call will be placed for service to be performed Monday-Friday during regular working hours.
First, attempt to turn off the water. There is a water shut-off valve that will turn the water off solely inside your apartment. This valve is located in the hallway mechanical closet next to your water heater. Second, call the maintenance emergency line at 757-446-7498.
Inspections are done at least 2 times a year. The primary purpose of an inspection is to be sure there are no unsafe conditions, maintenance problems or lease violations; however, we do notate and alert you if we find any cleaning or sanitation conditions that could be hazardous to you or to the housing community. Tenants are responsible for maintaining their residence in a clean, sanitary and safe condition. Tenants will be notified in advance of an inspection.
In the event of a power outage at Medical Campus Apartments at 91Ãâ·Ñ°æ, you should contact Dominion Energy at 1-888-667-3000. Have your Dominion Energy account number and the telephone number the account is listed under as this is an automated system that will require the account number for an update status of power outages.
From 8AM-4:30PM, call the office at 757-446-5961. If it is after 4:30PM, or on a Saturday, Sunday, or a holiday, please call campus police at 757-446-5911.

The EVMS Campus Housing property shall at all times be used and occupied in such a manner as will not disturb, interfere with, or affect the comfort, peace and quiet enjoyment of neighboring tenants on the property.
1st Offense – Warning from the Medical Campus Apartments Manager
2nd Offense – Letter to the Associate Dean of Medical Admissions and Students
3rd Offense – Could result in non-renewal of lease
QUIET HOURS:  When school is in session, quiet times shall be observed during the hours of 9PM through 8AM, Sunday – Thursday and midnight through 8AM, Friday and Saturday.
No guest may stay longer than ten days total during the term of lease or the leaseholders will be in breach of their lease.

No, you cannot have a firearm in your apartment. The use or possession of firearms, fireworks or any lethal weapon in the leased premises (Medical Campus Apartments at 91Ãâ·Ñ°æ) or elsewhere on the Eastern Virginia Medical School property is strictly prohibited.
Your lease automatically renews each year unless you alert the Housing Manager you wish to terminate.
Rent increases are sometimes necessary to cover increases in costs needed to manage and maintain the apartments.
Your lease automatically renews each year. Every March you will receive an email that notifies you to contact the office if you plan to terminate your lease. If you plan to terminate, respond immediately and the Medical Campus Apartments Manager will let you know the procedure and the date when you can officially be released from your lease with Medical Campus Apartments at 91Ãâ·Ñ°æ.
